Summary

This exquisitely renovated character cottage enjoys a wonderful elevated position overlooking the Gann estuary, a site of special scientific interest and a haven for wildlife. With both the beach and the Pembrokeshire Coastal Path a short stroll down the peaceful country lane outside the property, Newfoundlands offers buyers the chance to get a slice of this unspoilt rural idyll. The property itself lives up to this iconic setting with a beautiful renovation of a traditional Pembrokeshire cottage. The cottage, dating back to the 1800’s offers three double bedrooms over two floors, three bathrooms, and excellent reception spaces. One of the undeniable highpoints to the home is the tasteful extension that was added to the western end of the property which now offers a superb, double height living room with a glazed end wall to take in the glorious sunsets the area is renowned for.

Entering the property from the quiet, adopted lane that runs along the front of the home you arrive in a good sized living room with the staircase to the first floor in front of you. To your left is a door into the ground floor double bedroom, with an archway in the rear of the living room taking you through to the kitchen. The kitchen offers a great space for the property with a stable door leading out to the side and a large window enjoying views over the valley. The kitchen is a wonderful space offering bags of character with beautiful shaker style cabinetry, a central island, and a great range of fitted Neff appliances. A hallway opens off the kitchen and leads you down towards the sitting room in the new extension. As you travel down the hallway there is a door to a very well appointed shower room along with a spacious utility room with additional lavatory, next door.

The sitting room at the end of the corridor commands your attention as soon as you enter the rear of the property. The double height, glazed, end wall offers wonderful views out over the gardens and down to the Gann estuary beyond. This wonderful space is filled with character with a reclaimed parquet floor, wood burning stove and the painted stone of the original side of the cottage. A set of bifold doors take you out to an area of decking that offers the perfect space to take in the views and stunning sunsets.

Heading up to the first floor of the home you find two double bedrooms to either side of the central landing. Both bedrooms enjoy their own ensuite bathrooms with freestanding baths cleverly positioned into the eaves. The cottage is an excellent example of a beautiful turnkey property that would suit a variety of purchasers.

The land included with the cottage extends to approximately one acre offering a great garden, parking area and space for animals or a vegetable garden. More land is readily available should a buyer want it, with a parcel of approximately 15 acres to the west and North of the property, overlooking the Gann estuary, available to purchase in addition to the cottage.

Newfoundland is situated between the villages of St Ishmaels and Dale. St Ishmaels offers a thriving community, pub, garden centre and primary school along with the hidden gem of Monk Haven beach. Dale is one of Pembrokeshire finest coastal villages and is a mecca for water sports along with being home to a range of great eateries. Because of the proximity to the stunning beaches of Lindsway bay, Marloes Sands, Musselwick Beach, St Brides Bay, Little Haven and Broad Haven, Newfoundland is ideally positioned and within easy reach (5-10 minutes drive) to all. The Pembrokeshire Coastal Path at the end of the lane takes you all the way into the village with the stunning walk taking in this beautiful section of coast. The coastal path offers hours of enjoyment to any owner and for those with an equestrian interest there are fantastic riding options directly from the property.

Close to amenities and combining this superb location with a tastefully renovated home, Newfoundlands is a wonderful gem of a property to find on the open market.

External: The property can be accessed from the quiet, adopted lane that runs in front of it through either a pedestrian gate in the walled front garden or a wooden double gate which opens to the large parking area which can accommodate several vehicles. The main gardens for the cottage extend to the side of the home taking in the wonderful views to the west down the valley. This attractive lawned garden is predominantly flat and well fenced with a decked seating area opening off the sitting room. To the rear of the cottage there is an outside shower which is perfect for washing off children, yourselves or dogs after a day at the beach.

Beside the gardens is an additional area of grounds, presently segregated into three paddocks with a range of wooden buildings, including mobile Equine stables to house the current owner’s small number of rescue pet goats and ducks at night. Having heavy duty metal skids, frames and anchors and made from FSC approved timber, both the double and single mobile stable buildings are in good order having been professionally erected only a couple of years ago. These can be included or removed prior to sale to suit a buyer. If more land is required, the owners are able to sell an additional fifteen acres of paddocks and slightly sloping pasture land extending to the west and north of the cottage and running down towards the Gann estuary. This land currently offers a great habitat for wildlife but has been successfully used for horses, livestock and also farmed in the recent past and used for the purpose of making hay. It would be ideal for those interested in having their own smallholding or an owner with an equestrian interest considering the grazing and superb riding available from your doorstep or simply buyers who appreciate having their own slice of beautiful countryside on the coast.
