Summary

Merlewood Hotel is an exciting opportunity for a buyer looking for a varied and rewarding business in a stunning coastal setting. For sale due to retirement, this well positioned hotel offers a huge number of options for a buyer. Offering twenty nine ensuite rooms along with an expansive function area and full commercial kitchen, the hotel has been a fixture of this seaside town for decades. Looking to the future, the present owner obtained planning permission to convert a portion of the hotel into six self-catering apartments, with the aim of diversifying the accommodation offered by the business. While these plans have now lapsed, they could be reinstated to form an exciting and varied offering for a new owner.

Merlewood Hotel currently offers twenty nine ensuite bedrooms comprising: five single bedrooms, fourteen doubles, five twin rooms and five family rooms. Many of the rooms have either good viess of the sea and beach or pleasant rural outlooks. On the ground floor you find a large reception area, functions rooms, bar and a commercial kitchen. Given its stunning views of the village and sea there may be potential, subject to planning, to convert the second floor of the hotel to provide even more accommodation.

The hotel also represents an excellent option as a venue for weddings, large parties and other celebrations. The ground floor offers a large function room with options to subdivide it, along with a full bar and dancefloor. Externally the hotel offers an outdoor swimming pool with large sun terrace around it which enjoys stunning views over the village and out to sea. Merlewood also has the huge advantage of a large, private car park, large enough for all of its guests. There is also a third of an acre of lawns in front of the swimming pool area which could offer the potential to build, subject to planning, or extend the car park or outdoor entertaining areas.

Next to the hotel you find the private owner’s accommodation. This house offers three bedrooms, all ensuite along with a spacious reception area on the ground floor. This owner’s accommodation has direct access into the hotel but also maintains a remarkable level of privacy at the same time.

The hotel is ideally placed to enjoy all that Saundersfoot has to offer with the centre of the village being a short walk away down the hill. Saundersfoot has attracted a huge amount of investment in recent years with the harbour recently undergoing a multi-million pound restoration. The village offers a great range of pubs and restaurants as well as shops and schooling at primary level, all of which is within walking distance of the hotel. The golden sands of Saundersfoot beach offers a safe playground for children and adults alike with events like the Long Course Weekend, Ironman and the New Years Day swim all attracting visitors’ year round.

Merlewood Hotel offers a buyer the chance to combine the joys of this coastal life with an exciting prospect to take over and develop this varied and rewarding family business.
