Details

Entrance Hall
Entering from the front of the property you arrive in the central entrance hall. The hallway runs between the two reception spaces at the front of the building. A door to your right opens into the inviting sitting room with the hallway leading into the spacious living space on the left. The left hand wall of the hall is formed by the back of the large wooden settle which forms part of the property’s Grade II listing and makes a wonderful feature to the reception space.

Sitting Room
The warm and welcoming sitting room provides a more intimate reception space to the larger open plan living space beside it. The room has a Contura wood burning stove on a slate hearth and a window to the front of the property. Like the rest of the ground floor, this room also benefits from underfloor heating which adds to the cosy feel of the space.

Living Space
The entrance hall opens into the charming and characterful space which includes the building’s original stone hearth which houses another Contura wood burning stove. To the right of the hearth there is a staircase leading up to the first floor. There is also a door in the rear wall that leads into the kitchen and rest of the ground floor.

Kitchen
During the extensive renovations to the property the building was sympathetically extended to the rear to add more space to the impressive kitchen/dining area. The main kitchen is found toward the rear of the space and includes twin ovens, five ring hob, and space for an undercounter fridge, freezer, and dishwasher. The crisp white cabinetry is finished with a wooden countertop that includes a double sink beneath one of two windows that looks out to the garden. Two Velux rooflights are found above the kitchen with another above the dining area and utility. A door to the left hand wall leads into the bathroom.

Utility
To the right of the main kitchen area but accessible to it via two open archways, you find a handy utility space. Offering more storage options to complement the kitchen, the utility also provides undercounter space for a washing machine and tumble dryer as well as a freestanding American style fridge freezer. A door in the side wall of the utility room leads into the shower room with a Velux in the roof above bringing in natural light.

Dining Area
Just off the kitchen is a large dining area which shares the kitchen’s charming views of the rear garden via a window and glazed double doors. A Velux rooflight brings in even more natural light to the space.

Bathroom
Off the main kitchen area you enter the character packed bathroom. This double height space has exposed A frame beams to the ceiling and two small windows to the side and rear. Along with a lavatory, hand basin, and heated towel rail, the room has a vintage cast iron bathtub positioned in the centre of the space.

Shower Room
Off the utility space you find the property’s second bathroom, offering a double shower, lavatory, and hand basin.

First Floor Landing
The wooden staircase next to the hearth takes you up to the first floor. A window above the staircase brings in natural light with the exposed wooden floors and beams adding both warmth and character to the space.

Bedroom One
The master bedroom is positioned at the far end of the landing. With exposed beams and a slate windowsill that looks out over the countryside and towards the sea, this charming space would be a joy to wake up in. To the rear of the room there is access to built-in storage in the eaves of the property.

Bedroom Two
Positioned between the master and bedroom three, this double bedroom is situated at the centre of the property. The space shares the same exposed beams in the roof above and pretty window to the front as its neighbours.

Bedroom Three
Situated at the opposite end of the building to the master, the third bedroom is perhaps the most interesting in the property. With space for a single bed on its first level, the room has a wooden staircase climbing up the top of the stone hearth that leads to a mezzanine sleeping area. This space is positioned directly under a large Velux roof light which offers stunning options for stargazing in the clear night sky above.

External
The property is accessed off the lane that leads down to Abercastle which also offers a short walk down to the sheltered beach. Proceeding up the short shared driveway, you arrive at Y Garn on your right hand side. There is parking for several vehicles in front of the property with access around either side to the rear garden. The sheltered rear garden provide a private space to relax and enjoy the rural setting. A large patio area is found directly behind the house and can be accessed from the kitchen/dining space. A terraced lawn is found above the patio providing a lovely enclosed space for children (or pets). The garden is encircled by walls and mature hedgerows with a space in one wall for beehives that is recorded in its original listing. There is a range of mature planting in the garden, including a productive apple tree. To the western side of the property there is a shed along with a gate to the front of the property.

Directions
Approaching the property from any direction, head toward Mathry, just off the A487 which runs along the north coast of the county. Take the first turning off the A487 from either the east or west and proceed into the village. Keep Mathry church on your right hand side and bear left as you pass through the village. Continue on this road following signs for Abercastle. Proceed for just under two miles, and before you enter the village of Abercastle you will come to Y Garn on your right hand side via the courtyard signposted Garn Isaf.
(if you pass the Abercastle sign you have gone too far).
