Summary
Occupying a commanding position at the head of a valley, West View Farm truly lives up to its name with its captivating views towards the sweeping coastline. The extraordinary position of the property is only one of its selling points however, as the property itself has been created from the exceptional vision and attention to detail of the current owners. Offering opulent living over three levels, the quality of materials that went into the construction of this remarkable home is truly impressive.
From the hand-built kitchen by local carpenters Ratford Bridge to the triple glazed windows and underfloor heating, the home combines old fashioned quality craftsmanship with modern and environmentally friendly technology. In addition to the main property, the sale also includes approximately seven acres of pasture and coppice woodland with a detached double garage, workshop, and metal agricultural barn. West View Farm offers a complete lifestyle change for a buyer with none of the compromises on comfort that so often come with an older rural property.
Details
Entrance Porch
Entering the property you arrive in the impressive entrance porch. With a window to each side and glazed doors opening into the main hallway, this bright space creates a perfect welcome to the property. The impressive engineered oak flooring extends through much of the property with the entire home being heated by underfloor heating.
Main Hallway
The grand main hallway connects all the principal rooms on this level and has a lovely open feel. In the rear wall are three full height windows and a door that leads out to the large patio area. From the hall an oak and glass staircase leads you up to the first floor.
Cloakroom
Positioned off the main hallway next to the entrance porch is the handy ground floor cloakroom. Offering a lavatory and hand basin, both set in separate vanity units, this space is also wheelchair accessible and could offer enough space for a shower if a ground floor bedroom was required.
Utility
Opposite the cloakroom you find the well-proportioned utility room. Offering built-in storage for coats and boots along with a full range of granite topped kitchen units and sink, the room also houses the heating system of the property. A window looks out to the front of the property and a side door gives easy access to the parking area and detached garage. The floor is finished with large light tiles; a bright and practical touch to the space.
Dining Room
Between the utility and the kitchen you find the formal dining room. A flexible room that is currently set up to provide the ideal venue for dinner parties or family gatherings, the space has a large window that looks out to the side of the property.
Kitchen / Diner
Forming a wonderful hub for the property is the spacious kitchen/diner at the rear of the home. The space houses the impressive fully fitted kitchen which combines the bespoke cabinetry of local artisans Ratford Bridge with a suite of Neff appliances. Offering twin built-in ovens, five ring hob, dishwasher, microwave oven, warming draw and fitted fridge and freezer, this is the perfect space for any cook. There is ample storage space in the kitchen units with a sink situated on the central island, cut into the solid granite worktops that beautifully finish the room. The rest of the room is large enough for a good-sized dining table or informal seating area, with additional storage and TV units designed to match the kitchen cabinetry. There are windows or doors to three sides with two sets of French windows leading out to the patio at the rear of the home. A door in the side wall opens out to the garage area.
Home Office
Turning right from the main hallway you pass the handy home office which looks out to the front of the home. Large enough for two workspaces, this room could also provide a ground floor bedroom if needed, with the neighbouring cloakroom providing a potential ensuite if required.
Living Room
In a home full of show stopping features, the high point of this level is undoubtedly the wonderful living room which occupies the whole western end of the property. With windows to three sides, the space is the perfect spot to take in the views down the valley and out to the coast. A set of double doors in the end wall lead you out to a patio that would be perfect to take in the remarkable sunsets, and doors in the side wall open out onto the rear patio. On the inner wall you find a multifuel fire with brick surround, oak beam mantle, and slate hearth. A lovely, if not regularly needed, feature in this warm and excellently insulated residence, it makes a wonderful focal point on winter evenings.
First Floor Landing
The staircase from the ground floor leads you up to the spacious first floor landing. The landing has doors to the four ensuite double bedrooms on this level, along with doors to the large airing cupboard found next to bedroom two. Another oak and glass staircase leads up to the second floor of the home.
Master Bedroom
It comes as little surprise in a property as well thought out as this that the master suite offers another fantastic selling point. As you enter the room you pass the huge range of built-in cupboards which are lit by two windows along with their own custom lighting. The last sliding door in the cupboards is actually the entrance to the sumptuous ensuite bathroom, with the hall then opening into the main bedroom. One of the finest master suites we have had the pleasure of marketing, the room offers windows to three sides that frame the truly beautiful views of the countryside and coastline that stretch out in front of the property. A Juliet balcony makes an ideal spot to take in the setting sun, with remote operated curtains in place once you have enjoyed the views. The sense of occasion in the space is continued with the pitched roof above with recessed spot lighting. The space is large enough to include a seating area along with any bedroom furniture needed. This room is a truly remarkable feature to this inspiring property.
Ensuite Bathroom
Almost as impressive as the master bedroom is its ensuite bathroom. The space offers a walk-in double shower, whirlpool bath, twin hand basins set in a large vanity, and a lavatory. The room has a window to the side and an internal window into the bedroom which looks out to the west and the sea.
Bedroom Two
The junior master bedroom is situated at the rear of the home but shares the impressive outlook to the west along with windows to the rear and side. The room also has a large built-in cupboard with sliding doors and lighting along with a door to its ensuite bathroom on the inner wall.
Ensuite Bathroom
This ensuite full bathroom offers a bath with shower over, lavatory, and hand basin set in a vanity unit. A window to the side of the property brings in natural light.
Bedroom Three
Enjoying a dual outlook to the front and side of the house, the third double bedroom on this floor would be ideal for guests or family. The room has enough space for freestanding bedroom furniture along with a large built-in cupboard.
Ensuite Shower Room
Off the bedroom you find an ensuite shower room with lavatory and hand basin set in a vanity unit, shower cubicle, and window to the side. This room is another great addition to the property.
Bedroom Four
The fourth and final double bedroom on this level looks out to the front of the property and has three large built-in wardrobes. Along with ample space for freestanding bedroom furniture, the bedroom also enjoys another ensuite shower room.
Ensuite Shower Room
The shower room has a hand basin set in a vanity unit, lavatory, shower, and a window to the front of the home that brings in natural light.

Even on this top level of the property you still find the same quality of materials with the oak flooring and underfloor heating continuing through this floor.
Shower Room
The final bathroom in the property provides a shower, lavatory, hand basin, and a Velux rooflight to the rear of the space.
Bedroom Five
At the eastern end of the home you find the fifth bedroom which offers enough space for a double bed and freestanding furniture, a dormer window to the front and Velux to the rear. The room also has a door to a large, walk in, storage room in the rear eaves of the home.

External
A gravel driveway brings you off the quiet country lane that leads to West View Farm. Approaching the main home you arrive on the large parking area in front of the double garage. The garage is a wonderful addition to the property and provides secure and covered parking for two cars along with a large workshop/store next to it. There is additional storage in the pitched roof along with water, drainage, and power connected. If needed, the structure would provide an ideal base for conversion into a self-contained annex (subject to any relevant planning). Surrounding the property are well-landscaped grounds and gardens with large patio seating areas to enjoy the spectacular views and sun throughout the day.
The land around West View Farm extends to approximately seven acres and comprises of one large field and a good-sized area of coppice woodland with a lake next to it. There is a large metal framed storage barn which provides excellent storage for farm machinery or vehicles. In the barn the owners have also created an entertaining space that is ideal for a pool table or home bar.
Surrounding the barn an area has been levelled and graded with rock to provide more storage/parking with a large poly tunnel to the rear of the structure.
