Descriptions of the Barns
The Coach House
The owner’s home of The Coach House is the first property you come to when you arrive at the development and offers a perfect introduction to the properties. The home has its own landscaped garden to the fore which leads you into the welcoming entrance hall. Off this hall you find a handy cloakroom and a large plant room. Another door takes you into the central hallway which continues on into the home. Opening off this you have the true focal point for the home: the stunning double height living area. This space offers a kitchen, dining, and seating area, with doors out to the rear patio and a large window to the front. This fabulous space also has a stone and brick fireplace with a wood burning stove as an additional feature. There are natural stone floors with underfloor heating throughout this area. Off this open plan space you find the expansive master bedroom which enjoys a large ensuite and a big window to the front, which was once the opening to bring horses and carriages into the building. Completing the accommodation on this level you have another ground floor bedroom (which is currently used as a home office) and a family bathroom.
There are two staircases up to the first floor, the main one rises up from the open plan living area to a mezzanine which looks out over the entertaining space below. This mezzanine opens up to two further bedrooms, one enjoying an ensuite shower room and its own access to a balcony and external stone staircase. The second staircase in the barn is located next to the family bathroom and leads up to another double bedroom, perfect for extended family or house guests. This barn also benefits from a solar hot water system which along with its excellent level of insulation throughout greatly reduces the running costs of this charming residence.
The Byre
Currently run as a successful holiday let, this barn has been finished to a high standard and would make for a perfect full-time home. You enter The Byre from the side and arrive in a handy entrance hall. From here you enter the main property, passing a cloakroom and airing cupboard on the left. The kitchen/dining room is in front of you which is a lovely space with windows to two sides. There are two entrance points to the lounge next door which is a fabulous space flooded with natural light from its dual aspect and rooflights above. The space has a large stone and brick fireplace with woodburning stove at its heart, and two pairs of patio doors leading to a partially walled courtyard garden with lawn and large sunken patio area, perfect for barbecues. From the lounge, a corridor leads back to the three bedrooms, including the master ensuite, and the family bathroom. The third bedroom is set up as a fantastic children's bedroom and benefits from a mezzanine level.
Granary Cottage
Granary Cottage is a lovely one bedroom property, currently run as a successful holiday let, which is packed with charm and character. Before entering the cottage, you find an old grain store to the front which has been carefully converted to provide a useful laundry/utility room. The main cottage offers an open plan living room with a stone and brick fireplace with a wood burner. Off this reception space you find a well-equipped kitchen with a modern family bathroom next door. Stairs lead from the living room to the first floor where you find a large double bedroom which currently is set up with a double and single bed.
The Stables
This barn conversion is nearing completion and offers a blank slate for a purchaser to use as they wish. Perfect for letting or an additional residence, the barn could fulfil a variety of uses for an owner. The barn offers a large living space to the fore with a double height ceiling and feature stone and brick fireplace at its heart. Heading back into the property, you find an inviting kitchen space with a utility and family bathroom opening off it. There are two bedrooms, one double and one single, the latter which could alternatively be used as a study, to complete the accommodation on the ground floor. Heading upstairs, you find two good-sized double bedrooms, both with ensuite shower rooms, with the master also enjoying access to a balcony and an external stone staircase. The Stables has underfloor heating throughout.
The Turnip Hall and Swallows Nest
These two barn conversions have been brought up to a final fix level and are ready to be finished internally by a new purchaser.
Currently, the plan would see The Turnip Hall set up with a large open plan living area on the ground floor with a wood burner as a focal point. The ground floor would be completed with a bathroom, and two double bedrooms would be found on the first floor.
Swallows Nest would offer an open plan kitchen/dining room on the ground floor with a utility and pantry off it. Completing the accommodation on this level would be two bedrooms and a family bathroom. On the first floor of Swallows Nest would be a large open plan living area with its own external stone staircase, along with two bedrooms, including an ensuite. Alternatively, these two bedrooms could be combined into one generous master bedroom if needed. Both barns enjoy lovely views over the surrounding gardens along with their own outdoor spaces, and would be a great addition to the estate.
Another option for a purchaser would be to create a single, expansive family home out of the two barns for themselves. The option to create a large five or six bedroom home to a finish of their taste could be an exciting opportunity for a buyer who wanted to put their own stamp on their home.
