External
Rogershook is accessed via a long and winding driveway which leads down from the quiet country lane. The tarmac driveway is in excellent condition and lined with trees and brings you downhill to the property and the large parking area in front of the barns. There are several gates off the driveway to access the land, and to bring you around to the large metal framed shed/garage to the west of the main house. The driveway continues to the south of the property allowing for further access to the fields below the house.
To the front of the property are well maintained gardens with mature planting and the ruins of an outbuilding which have been cleared to form a garden feature. Standing in the grounds of Rogershook you hear the lovely noise of running water as several streams skirt the property and buildings in carefully curated waterways. These streams lead downhill to the lake which makes a wonderful feature to the property.
To the west of the main house, you find three separate stone barns set in a horseshoe around a central courtyard. These barns all have residential planning permission and make for an outstanding base for any future development. A material start has been made to the conversions, with drainage having been connected to the barns, meaning the planning permission will not lapse from this stage onwards. At present all three barns offer well maintained dry storage and offer a huge range of options for any buyer.
Beyond the stone barns you find two large, steel framed agricultural barns with livestock fencing and cattle yard around them. These buildings would make for ideal storage or the perfect base for stabling if required.
The sale of Rogershook includes approximately 15 acres of grounds that surround the property. Currently the total land at Rogershook extends to approximately 115 acres of prime field and pasture, which would be available by separate negotiation. The current owners are happy to offer various packages of land to suit a buyer’s requirements and needs.
