Entrance Porch
You enter the property through the impressive solid wood front door, with glazed upper panel, into the entrance porch. With space to hang coats and leave boots on the beautiful quarry tiled floor you enter the central hallway through the glazed inner door, which retains some beautiful stained glass inserts.
Central Hallway
The quarry tiled floor of the porch changes to the stunning wide planks of the original floorboards which run through this impressive hallway. The hallway gives access to the principal ground floor rooms, along with the grand staircase which rises to the first floor. Under the stairs there is a door down to the basement, with the first of two ground floor cloakrooms found at the end of the hall.
Sitting Room
The first room you come to from the hallway is the impressive dual aspect sitting room. With windows to the South and West it is flooded with natural light and is cosy in the evening with a Morso wood burner as its focal point. Beautiful cornice work, that is found throughout the property, complements the high ceilings of this impressive reception room.
Family Room
With a large bay window looking out to the southern aspect of the house this large reception room is presented as a formal dining space. The room has a feature fireplace as a focal point along with lovely cornicing to the ceiling.
Cloakroom
At the end of the hallway this well finished cloakroom is ideal for guests, with high quality sanitary ware and a window overlooking the rear of the property.
Dining Room
If you turn left as you enter the property you enter a lovely intimate reception room, which has access to the large kitchen through an internal archway. French Windows to the front allow access to the garden along with flooding the room with light throughout the afternoon and evening. A large fitted cupboard to the side of the fireplace is a lovely feature, which has been complemented by the new shelves that surround the archway into the kitchen. The archway has been matched brilliantly to the doorway into the garden by the skilled craftsmen who worked on the renovation.
Kitchen
A large sash window to the rear of the property is perfect for enjoying the morning sun over breakfast, with the light from the setting sun streaming into these two rooms in the afternoon through the French Windows in the family room. The kitchen has been carefully planned to not just present well but to function perfectly for any chef. Two eye level Neff Ovens and a six ring Neff gas hob are bound to please anyone working in this space. An integrated Bosch dishwasher and space for a freestanding Fridge Freezer complete the white goods in this room. The kitchen itself mixes the quality and character of the building with a more modern feel with carefully selected lighting and practical design decisions.
Rear Porch / Utility
From the kitchen you enter the large rear utility which also opens out onto the rear drive. A run of kitchen base units houses a sink and space and plumbing for a washing machine. There is ample space for coats and boots in this more relaxed entrance than the formal porch to the front.
Cloakroom
Off the Utility is a useful cloakroom with a frosted window to the front.
Basement
Accessed from the central hallway the property benefits from a very large basement. With a head height to almost match the impressive ceilings in the main house, these two large rooms offer scope for conversion or simply for dry secure storage. An external staircase leads up to the rear drive and the original coal shoot is still visible at the front of the property. The original slate floor runs through both rooms with the pressurised water system and boiler being housed in the second of the two rooms.
First Floor Landing
From the central hallway the impressive staircase rises to a half landing with a large window with stained glass surround which mirrors the door in the hall. The landing has recently been recarpeted with a luxurious deep pile carpet. On the half landing is a useful storage cupboard for linen and cleaning products.
Bedroom One
Positioned on the Southwest corner of the property with a sunny dual aspect this bedroom enjoys its commanding position with views along this quiet street.
Ensuite Bathroom
This luxurious space has a roll top bath as its focal point with a waterfall shower head above. Wood panelling on the walls, a bespoke solid wood/slate vanity unit and high quality tile flooring complete this opulent bathroom.
Bedroom Two
This impressively large bedroom is positioned above the family room and enjoys the same elegant bay window to the side. The ensuite shower room has been thoughtfully constructed inside this room using wood panelling on the new walls and borrowed light through high level windows into the main bedroom and a similarly thoughtful bespoke wardrobe finishes the room perfectly.
Ensuite Shower Room
Carefully designed to encompass a large shower along with sink and lavatory without taking space away from the main bedroom this suite would be ideal for guests to the house.
Bedroom Three
Positioned to the rear of the property this good sized double also has its own ensuite, along with built in cupboards, and a window overlooking the rear driveway.
Ensuite Shower Room
Steps down from bedroom three lead into this ensuite shower room which is fitted with a large walk in shower. The same high quality sanitary ware completes this room, with a sash window out to the side of the property.
Rear Hallway
Separated from the landing and three principal bedrooms by an internal door this rear hallway leads to the fourth bedroom, shower room and the staircase that climbs to the second floor.
Bedroom Four
Accessed off the rear hallway this spacious double overlooks the front of the property. A charming wood panelled internal wall separates the bedroom from the hallway, with high level internal windows allowing light into the hall.
Shower Room
Steps down from the rear hallway lead to this well-appointed shower room which serves bedroom four and the top floor of the house. Well-appointed with a good size shower tucked away around the corner as you enter.
Top Floor Reception Room
The stairs from the first floor lead you into a run of three rooms in the roof space of the house. The lower ceilings and exposed beams give this space a charming, and very different, feel to the grand rooms of the main house. This space would be ideal for older children as it could be almost separate to the rest of the house. Currently the first room is a fantastic additional sitting room, with a bedroom/studio and home office leading off it.
Bedroom Five
This large room runs the width of the house with two Velux rooflights to either side. Flexible and spacious this room could suit a myriad of uses. There is built in storage into the eaves of the roof to add extra practicality.
Office
With a window looking out onto the side of the house and into the street below this room is an ideal office space and allows you to keep an eye out for any visitors. Its position looking south also ensures it is a bright and warm workspace.
External
The property is surrounded by low maintenance secure gardens, with two gated driveways and a gated pedestrian access. The property is screened from the quiet one way street by a stone wall with a wrought iron railing top and a mature hedge running the length of the property. Between the two driveways there is parking for numerous vehicles on the gravel driveways.
The second driveway leads to an impressive double garage. This building has been constructed with a view for conversion, subject to planning, as it has been built with double block cavity, water, power and drainage connections and a roof structure to allow for the use of both ground and first floors. Currently the garage provides safe and secure storage for two vehicles along with ample storage space over the two floors.
To the front of the property is a decked seating area which can be accessed via the French Windows that open off the kitchen/dining room. To the side of the garage an outdoor shower has been constructed, ideal if you are returning from a quick trip to the nearby beaches.
