Open Plan Living Room Area
Entering the property from the covered porch you arrive in the gorgeous extension that was added to the original cottage in 2018. This fantastic space is filled with natural light and has access to the large patio seating area through glazed doors at the rear. A focal point is undoubtedly the full high glazed window which looks out over the river. The space is large enough for a seating and dining area with the kitchen space running along the far wall. The room also has some beautiful additional features in the exposed A frame beams and the hearth in the rear wall.

Kitchen
The kitchen is found to the end of the open plan living space and offers a great area for any chef. The farmhouse style cabinetry and solid wood counter tops perfectly match the natural surroundings of the home and offer plenty of storage space. A butler sink is found at the centre of the kitchen with undercounter space for white goods. Opposite the run of kitchen units is a walk in pantry which offers even more storage space along with room for additional white goods.

Shower Room
Continuing past the kitchen area you find a large shower wet room on your right hand side. This space is finished with statement tiles and offers an accessible shower, lavatory and hand basin.

First Floor Bedroom
This attractive double is found to the end of the first floor and has a dual aspect to the side front and side with views over the water. In combination with the wet room next door and step free access to the property, this bedroom would be suitable for guests with limited mobility.

Ground Floor Hallway
A staircase next to the first floor bedroom takes you down to a ground floor hallway, which connects all the rooms on this level. There is a door separating the rear part of this hallway, which contains the utility room and family bathroom. The original front door to the property is also found at the end of the hallway, with an additional external door of a side passage.

Bedroom One
Positioned at the end of the ground floor is this good sized double bedroom. The room has a window to the front with views of the river with nice window seating and a door to the ensuite bathroom in the far wall.

Ensuite Bathroom
This well-appointed bathroom offers a roll top bath with shower attachment, lavatory and hand basin, with stylish tiling to the walls and floor. The bathroom is fitted with a heat recovery ventilation system. The bathroom has window to the side front and side of the property.

Bedroom Two
This good sized double has windows to the front and rear and retains an original feature fireplace. The room offers ideal space for twin beds and is found next to the front door of the original cottage.

Bedroom Three
Found opposite bedroom two on the other side of the original front door, is this good sized single bedroom which is currently set up with bunk beds. This room has a window to the front and retains the original stone fireplace and exposed beams which lend it charm and character.

Utility Room
Accessed off the rear of the ground floor hallway is this handy utility room which houses the property’s oil fired boiler and has space and plumbing for a washing machine and dryer.

Family Bathroom
Next to the utility room you find a family bathroom which has freestanding cast-iron bath, separate shower cubicle, lavatory and hand basin. The bathroom has a window to the side and has a heat recovery ventilation system installed.

External
Leeward Cottage boasts a generously sized parking area on the driveway, which provides access to Leeward and its two neighbouring homes. This convenient feature ensures ample space for vehicles while maintaining ease of access for residents and guests alike.

The gardens are a standout feature, extending gracefully to the rear of the home and meeting the lane that leads to the property. These gardens are a lovely blend of terraced lawns, mature plantings, and pockets of woodland, creating a serene and picturesque environment. From the garden, the owners and their guests can enjoy excellent views overlooking the property and the small river that runs past the ruin, which adds to the sense of tranquillity and connection to nature.

A spacious patio seating area is thoughtfully positioned to take full advantage of these views and is conveniently accessed from the open plan living area, making it perfect for entertaining or simply relaxing outdoors. From the patio, a well-maintained path leads further up the garden to a luxurious hot tub, offering an idyllic spot to unwind while soaking in the surrounding beauty.

The upper portion of the garden transitions into a woodland area, which not only enhances the natural charm of the property but also serves as a stunning backdrop to the home. This woodland is rich with character and provides a peaceful retreat right on the doorstep. Adding to the property’s unique appeal is the presence of a ruined blacksmith’s cottage within the grounds. This historic feature hints at the site’s storied past, making it a remarkable and distinctive element of the overall setting.

Both the Pembrokeshire Coastal Path and the shoreline of the River Cleddau are easily accessible from the property and offer hours of enjoyment on your doorstep.

For those interested in exploring the waterway by boat there is the option for a mooring in the river opposite the property.
